Processing of building permits, planning certificates and subdivision authorisations. Advice to individuals and developers for construction compliant with the district's urban plan.
Required for any new construction, extension or transformation exceeding 40 m². Processing time: 60 days maximum from filing of a complete file. Cost: 1 % of the estimated works cost, minimum 25,000 FCFA.
An informational document indicating the planning rules applicable to a plot (zone, floor-area ratio, easements). Processing: 30 days. Cost: 10,000 FCFA.
Required for any project dividing a plot into 3 or more building lots. Longer procedure (90 days) as it involves an impact study and the Yaoundé Urban Community's opinion. Cost: 50,000 FCFA.
The Yaoundé 1st Master Urban Plan, revised in 2024, is available free of charge at the urban planning department's reception or online on the city hall's website. It defines residential, commercial, activity and protected green zones.
Department officers carry out compliance visits during and after works. Any construction without a permit is punishable by a 500,000 to 2 million FCFA fine and a demolition procedure.
